An EPC will provide an energy rating for a building which is based on the performance potential of the building itself (the fabric) and its services (such as heating, ventilation and lighting). The energy rating given on the certificate reflects the intrinsic energy performance standard of the building relative to a benchmark which can then be used to make comparisons with comparable properties.
It is accompanied by a recommendation report, which provides recommendations on how the energy performance of the building could be enhanced and how to reduce CO2 emissions, together with an indication of the payback period.
Below are examples of EPC instructions completed by epccom:
Carlisle – Industrial Estate
This instruction involved producing EPCs for an industrial estate consisting of 13 individual units.
These tenanted industrial units ranged from 400sqm to 1200sqm, with the whole complex totalling 7700sqm.
Leeds – Retail Unit
An EPC was required for a small retail unit with office space on the upper floors.
An example of our smaller scale instructions, this unit being 230sqm.
Glasgow – Office Building
This instruction was for a large office building within the city centre.
The building comprised of a ground floor of retail units and five upper floors of office accommodation.
This 9000sqm building was surveyed by a two man team, with no disturbance to tenants and their customers.
